Should I Have My Condo Inspected?

Having your condo inspected before closing is a wise decision. Even though the condominium owner’s association is often responsible for the exterior of the building, there are still many components for which you, as the condo owner, will be responsible.

The list of defects we have found in Kalamazoo area condos would surprise most people. A condo unit can have the same type of wiring, plumbing, HVAC and, at times, structural defects that a single-family home can have.

Newer condo units are not exempt from defects either. Cadet wall heaters are common, and certain models are a fire hazard. Water damage around toilets and showers is another concerning issue we find regularly. Worn, inoperative, and improperly installed appliances can be found in condos of almost any age, as well as miswired electrical outlets.

If you’ve been comforting yourself that you don’t have to worry about the exterior of the condo, think again. Often the association is unaware that the siding has failed, and has simply painted over the problem. The trained eye of an inspector can see when there are problems with these materials and alert you as a prospective buyer.

The purchase of your condo is a significant investment, and it is important to find out as much as you can before you close on the property. It is too late to ask the seller to fix defects after closing – even if the seller did not disclose the defects. An inspection will help you document defects, and give you an opportunity to negotiate repairs with the seller.
